Kalista’s Credentials

Planning & Pre-Approval:

Kalista will schedule with you a time for a personal consult. Consultation calls typically take about a hour or so. During this time we’ll layout a plan, what’s easier for showings? Will this be a video tour or are we shopping in person? We have customized services for both. Together we’ll determine a timeline, answer questions on costs, go over what to expect (in even more detailed than this), you’ll get connected to a lender, arrange for preapproval, go over interest rates, narrow in on a price point, and set up email notifications. We can guarantee a lot of stress is relieved during this call. Let the home shopping begin!

Contracts & Negotiations:

Ready to make a offer! You’ll have one on one conversations with Kalista prior to your decision to offer on a home. Together you’ll thoroughly go over the pro’s and con’s of every home. Discussions include renovation cost, repairs needed, and its future resale potential. Kalista has a successful history of helping her home buyers sell. Paperwork gets presented, terms and stipulations to your offer are spelled out. How long is the due diligence period? What is a due diligence period? Finer details explained. Your offer gets submitted.

Inspections & Repairs:

Congratulations!!! Typically this means under contract by now. All parties signed, you’re officially locked and are ready for your next step. This is where your due diligence period will officially start. Home inspections are essential in the home buying process, its a part of doing your due diligence. This is your opportunity to discover any and everything you might want to know. Kalista works ONLY with the best home inspectors in town. The ones that know their stuff, and don’t miss a thing. Inspections are done within your due diligence period. Upon a detail review of the property, windows, roof, foundation, electrical, plumbing, HVAC/air conditioning, etc., Kalista will communicate with seller’s agent as to which repairs shall be made on your behalf. She has saved her families thousands of dollars in repairs throughout the years.

Financing & Appraisals:

Financing and appraisal deadlines are set during initial contract negotiations. Kalista makes sure the lender gets all copies of your completed offer, earnest payment receipts. She’ll update them with termite reports, any amendments to the offer, and then comb over the appraisal to ensure all details are correct, square footage, bedroom count, etc. Things that affect the price. She works with all financing types, Conventional, Assumptions, VA, FHA, Cash, and Doctor loans.

Re-inspections & Final Walkthroughs:

Homeowners do not have to agree to do repairs, but if they do you’ll want to verify they’ve been done. Our Georgia contract says all repairs should be done in a workman like manner. Repairs made to items like the HVAC’s, plumbing, electrical, etc., will require a final review from your home inspector. Upon re-inspection completion Kali will retrieve any and all invoices or receipts. Once the sellers have moved, and all items are cleared, your final walkthrough takes place. During your walkthrough she’ll meet you over to check on items like the thermostat, make sure no additional damage was done, or any hidden defects are exposed. Georgia contracts also read, homes should be broom cleaned, and free of any clutter or debris.

Closing & Possession:

All roads lead here! The most important day. In most cases it takes approximately 30 – 45 days to process your mortgage, depending on which lender you choose. Some banks can close sooner, and we know which ones do! A few days prior to closing utilities are established, mailing addresses changed, and the movers are set. If signing POA, Kalista will make sure attorney’s office has everything they need, and you are notified once all copies are seller signed. Key arrangements will be made for access upon arrival. If signing in person – once all documents are signed the keys are turned over, you just brought yourself a house!
